Whether or not a commission is paid by the builder on the purchase of your individual home is incidental to the builder. Also, if you have a home to sell before you buy your new one, the Realtor can sometimes re-negotiate their listing commission to help save you money on the sale of your current home if the Realtor is being paid by the builder on the purchase of your new home.
Keep in mind that sometimes a Realtor can even negotiate a better price for you as a Buyers Representative! Builders and their on-site representatives know and respect the real estate community. They recognize that Realtors are the most likely source of future business. Therefore, they provide Realtors with constant updates as to any special incentive pricing they may have on existing inventory or upgrades because they want the Realtor to bring future clients to their community. Any purchase of a new home should be made with an “eye” towards the eventual resale of that home. A Realtor can help you with deciding the location, the best lot, and which amenities added to your home will help with the eventual resale.. When the builder is finished with your home and your community, they move to a new community. Your Realtor, however, will still be interested in you and reselling your home in the future!
