Why Use a Realtor if I am Having a New Home Built?

It is very important to understand that the people who work for the builders in the model homes are not licensed Realtors representing you as the buyer. Many have their licenses, but they are not required the have a real estate license in the state of Texas, because they are an employee of the builder (seller).
It is critical to select a Realtor who is seasoned in new construction. More importantly, a Realtor who knows what to look for in a builder and is able to explain (from a third party perspective) what you are actually getting when you are buying a new home and know how to compare the different builders.
Anyone who works for the builder is going to skew their point of view that their builder is the best…they have to, they cannot sell anything else but their own community and cannot sell homes for any other builders.
This does not mean that they aren’t capable of helping you during the transaction, actually they should know more about the neighborhood than the Realtor because they specialize in that specific community. The on-site salesperson is a very important part of the transaction and it is crucial for a buyer to feel comfortable with their salesperson.
